We look after rented homes across Charlotte for owners who would rather not think about them. Our fee is on this page. The rent reaches you on the 10th. And when you call, a person answers.
Since 2015
Looking after rentals in Charlotte, NC
Long-term only
Single family homes, townhouses and small multi-family
The usual trouble with a rental, and what we do about it.
Most owners come to us after a manager who was hard to reach, hard to leave, or quietly expensive. These are the six things they describe, and the habit we keep for each.
When the payout arrives late or uneven, the mortgage is harder to plan around.
What we do
Rent in your account on the 10th
Every month, without you chasing it. The statement goes out the same day, itemised, with the invoices attached.
The problem
A fee you only hear on a sales call
You cannot compare managers until you have sat through every pitch.
What we do
Our fee is on the website
8% to manage, $899 to lease. Charlotte firms typically charge 8-10%, and 10-12% on single-family. You should not have to book a call to find out what something costs.
The problem
Repair bills with something added on top
You pay more for the same repair, and cannot tell by how much.
What we do
No markup on maintenance
You pay the contractor's invoice exactly as written. We take nothing on top of it, which removes any reason for us to prefer an expensive trade over a good one.
The problem
A contract you cannot leave
An exit fee keeps you with a manager long after they stopped trying.
What we do
Cancel whenever you like
No penalty, no exit fee, no notice period. We would rather earn it every month than hold you to a contract.
The problem
Not knowing how the resident was chosen
Screening that changes from one applicant to the next is how bad placements happen.
What we do
The same criteria for every applicant
Credit, income, employment, rental history and a background check, applied identically to everyone. It is the law, and it is also how you end up with residents who stay.
The problem
Calls that end in a voicemail
A small leak becomes a ceiling while you, or your resident, wait to hear back.
What we do
A person answers the phone
Your portfolio manager by name, not a ticket number. Residents get the same, which is most of why they renew.
What we do
Everything a rental needs, from one office.
Full management, leasing only, a sale, or just an honest number. Press a card and it goes into the form below with the fee attached.
Each fee is the whole fee: no setup charge, no markup on maintenance, and you can cancel whenever you like.
Owners and residents
Everything in one place, for both of you.
An owner and a resident want different things, so each gets a portal of their own, and neither has to call the office to find out what is happening.
For owners
Your statement, on the 10th
An itemised monthly statement with every invoice attached
A year-end 1099 and expense summary, ready for your accountant
Inspection photographs, inside and out, twice a year
Every repair with its quote, its invoice and who did it
Pay rent by card or bank transfer, or set it to go automatically
Report a repair with photographs and see who is coming, and when
Your lease, your notices and your receipts in one place
Emergencies go straight to the on-call coordinator, day or night
No heat, no water, flooding or gas skip the queue.

Charlotte managers typically charge 8-10% of collected rent, and 10-12% on single-family. Leasing fees run from half a month's rent to a full month. Ours are at the bottom of both, and they are published. Applicants pay a $55 application fee for the credit and background check, and the deposit is normally one month’s rent, set by the owner and shown on every listing.
Three promises, in writing
01
Leasing guarantee
If we have not placed a qualified resident within 21 days of the property going live, the leasing fee is waived.
02

If a resident we placed is evicted within the first 12 months of the lease, we re-lease the property at no charge to you.

What people say
From owners, and the people who live in their homes.
Both sides, because a resident who is looked after is a resident who renews, and that is most of what keeps a rental earning.
★★★★★
“Statement lands on the 10th every month without me chasing it. Three years now and I have never once had to ring and ask where the rent is.”
David H.Ballantyne · Full management★★★★★
“Listed on a Tuesday, three applications by the weekend, signed inside two weeks. The screening report they sent was more thorough than anything I would have done myself.”
Simone C.Plaza Midwood · Leasing only★★★★★
“Reported a dead water heater at 9pm on a Sunday. Had a reply within the hour and someone out the next morning. As a renter that is genuinely unusual.”
Marcus B.Resident, South End · Maintenance★★★★★
“We moved out of state and kept the house. Honestly forget we own a rental most months, which is the point.”

What do you charge?
8% of the monthly rent for full management, or $899 as a one-off if you only want us to find and screen the resident. No setup fee, and we do not mark up maintenance invoices.
When do I get paid?
Owner disbursements and statements go out on the 10th of each month.
Am I locked into a contract?
No. You can cancel at any time with no penalty and no exit fee.
How do you screen residents?
Credit, income verification, employment, rental history and a criminal background check, applied identically to every applicant.
How long does it take to rent a property?
That is what our leasing guarantee covers: if we have not placed a qualified resident within 21 days of the property going live, the leasing fee is waived.
Do you mark up repairs?
No. You pay the contractor's invoice as it is written, and we take nothing on top of it.
What happens if a resident stops paying?
We serve notice on the schedule North Carolina requires and keep you informed at each step. If a resident we placed is evicted inside the first year, we re-lease the property free.
I'm a resident — how do I report a repair?
Through the resident portal or right here in this chat. Anything involving no heat, no water, flooding or a gas smell is treated as an emergency and goes through immediately.
Do you manage short-term rentals or HOAs?
No. We do long-term residential only — single family homes, townhouses and small multi-family.
Can you sell a property for me?
Yes. Listing side is 2.5%. The advantage of selling through the firm that manages it is that we can show a buyer what it actually earns, and hand it over with the resident and the lease already in place.
